How important is an accurate Energy Performance Certificate
(EPC) assessment?
The EPC grades a property's energy efficiency
from A (most efficient) to G (least efficient) and is valid for
10 years. If the required data is not available at the time of
survey, default settings will be used - which could mean your
property gets a worse rating than it should.
With EPC ratings expected to start affecting
property value soon, how can you ensure you get the best result
for your building?

The difference data
can make
Believe it or not, the EPCs here are
for the same building. For the EPC on the left, Heating Ventilation
and Air Condition (HVAC) site data were used, producing a B
efficiency rating. And for the example on the right, default HVAC
settings were used, which resulted in a very inefficient G rating.

How to optimise your
EPC rating
Information is paramount to achieve the best
possible EPC rating for your building.
Ensure you have all the vital data available for the
survey by choosing a reputable energy assessor who will investigate
fully.
Prior to the assessor's
visit, make sure all surveyors and onsite staff members provide the
assessor with as much building fabric, operation and maintenance
information as possible.
At NB
Real Estate, we can help you to attain the optimal EPC grade for
your property. | |
